project background
Situated along busy Route 30 in North Versailles, Pennsylvania, this architectural project involved transforming an existing large structure into a top-tier destination for boutique motorcycle enthusiasts. Our design process commenced in October 2021, and construction was completed in May 2024, resulting in a total square footage of 49,706 square feet, with this phase comprising 18,524 square feet and the first phase (2014) comprising 31,182 square feet. The addition of warehouse and storage areas expanded the project to nearly 73,000 square feet.
project scope and objectives
Mosites Motorsports, a premier dealership in the Pittsburgh area, sought to expand its existing facility to accommodate the showroom needs of multiple boutique motorcycle brands. Despite completing a significant project in 2015, the dealership recognized a lack of space to effectively showcase the lifestyle associated with these high-end brands.
Our primary objective was to create a visually stunning and functional expansion to highlight each brand’s unique identity and reinforce Mosites Motorsports’ position as a market leader. By working closely with the interior designers appointed by the various brands, we coordinated the entire effort, worked to resolve interior layouts with the different team members, and designed a façade that would captivate customers and elevate the overall dealership experience.
project challenges
Working within the confines of a series of former movie theaters (built initially as a warehouse in the 1970s) presented several unique challenges. Balancing showroom space to meet the specific requirements of each brand while also creating a customer experience area outside the entrances was among the key considerations. Developing a brand-worthy façade showcasing the high-end nature of the represented motorcycle types was also a top priority.

To address these challenges, we introduced materials inspired by the high-tech world of luxury motorcycles. Careful consideration was given to the color palette, ensuring that the colors used for each brand harmonized with the overall composition. The façade details were meticulously crafted to reflect the inspired engineering of the motorcycle brands represented by the dealership.
